New Construction
Building a new construction home allows for customization and modern design features, potential energy savings, fewer repairs and maintenance costs, and greater peace of mind with warranties and the latest safety standards.
Using a realtor for buying a new construction home can provide market knowledge, negotiating skills, representation in legal matters, and assistance with navigating the building process. It also typically does not cost the buyer anything extra.
The New Construction Process
Step 1:
Design-Build
Consultation
The initial design-build consultation is a perfect time to visit local Builders and share your vision for a new custom home. During this meeting, you will learn more about each Builder, their design-build process and what makes them unique.
Step 2:
Property Analysis,
Concept Design
Whether you own a home site already or are in search of a lot, creating the perfect home that takes full advantage of property features and amenities takes careful planning. Your Builder & our Agent will collaborate with you to study each property thoroughly and performing due diligence to ensure confidence in making these important decisions.
Step 3:
Pricing, Proposal,
and Contract
At this point in the process, you will know exactly where you stand on home design, property, lot price, site condition allocations, specifications, features, allowances, and pricing. Now is the time to finalize changes based on plan revisions or pricing. The Builder will move forward with final plans, financing, survey, and permit.
Step 4:
Pre-Construction
During this stage, the Builder is preparing for the start of construction. All your hard work during the initial stages is complete and anticipation of starting is right around the corner. Several things need to come together before they can break ground, but they are close!
Step 5:
Selection and Construction Process
Now the fun starts and you really get into the details. You will be introduced to your dedicated designer and project manager who bring all the details and construction of your home to reality. Your Builder Design Center will collaborate with you and guide you through the process of designing your home.
Step 6:
Completion and
Final Walk Through
The end of your design-build journey is close and your beautiful new home is nearly complete. A few things need to be wrapped up before closing to ensure a smooth and stress-free transition. A few days prior to closing we will do a final walk-through of the property to ensure it is up to your standards.
Step 7:
Closing
You made it! Closing day! Move in!
Step 8:
Post-Close
